HOUSTON PAVILIONS PROJECT

Project Description:
Harvey has entered into contract with Houston Pavilions Limited Partnership to construct the Houston Pavilions; a high profile entertainment, retail, and office facility in downtown Houston. In just over 18 months, Harvey will complete this project for the grand opening on October 6, 2008. This includes all tenant improvement work as well.

The Pavilions features three levels with approximately 350,000 square feet of upscale shops, eclectic collection of restaurants and entertainment venues with a nine story office tower of approximately 203,000 square feet. All components merge in a contemporary urban setting with interior plazas, balconies and terraces.

Major tenants committed the Pavilions are as follows: House of Blues (night club, live acts, bar and restaurant), Lucky Strike (bowling alley, night club and restaurant), McCormick’s & Schmidts, Yao’s (Yao Ming’s restaurant), Books-A-Million, Forever 21 (clothes), Red Cat Café, Mia Bella (Italian restaurant), and Pete’s Dueling Piano Bar, to name a few.

The Pavilions project encompasses three entire city blocks, with street crossovers on Fannin and San Jacinto, and a skybridge over Polk. The street crossovers, starting on level 2, connect the three separate blocks into one contiguous space. The street crossovers consist of two main items, covered pedestrian walkways and retail space. The street crossovers are fully suspended from the super trusses above. The super trusses are supported by the immediately adjacent building structural systems.

One our major obstacles has been dealing the high volume of meetings with governmental agencies and/or concerned groups having a voice in how and when this project is constructed. Because this is in downtown business district of the City of Houston, we have met with the City of Houston and all of its’ associated agencies, the Metropolitan Transit Authority, Houston Transtar (downtown traffic controls), The Central City Mobility Issues Task Force, The Downtown District, CenterPoint Energy (electrical service), Entergy (downtown chilled water provider), and all of the immediate adjacent neighbors to the project. We meet on a weekly basis with one neighbor which has a very secure site due to the nature of their business. They house data centers for some of the world’s largest oil and financial companies.
